The JF apartment in São Paulo, redesigned by Zalc Arquitetura, blends brutalist architecture with minimalist design, creating a sleek and functional space. Located in the Higienópolis neighborhood, this 1,959-square-foot apartment reflects the homeowners’ passion for art and design while offering a balance between style and practicality.
Zalc Arquitetura focused on merging the raw, geometric aspects of brutalism with the clean lines of minimalism. Exposed concrete slabs and beams give the apartment an industrial feel, while simple, uncluttered furnishings soften the overall look. This balance creates an open, inviting atmosphere, where each design element plays a key role in the aesthetic.
One of the biggest changes in the renovation was reconfiguring the layout. The removal of a small service bedroom next to the kitchen allowed for an expanded, more practical kitchen and laundry area. The new open-plan design connects social spaces like the living room, dining area, and kitchen, while sliding steel doors provide flexibility to separate zones when needed.
Zalc Arquitetura also restored the original marquetry wood floors, which had been covered in epoxy paint. This decision reflects the firm’s commitment to sustainability and preserving the apartment’s historical roots. The restored flooring contrasts beautifully with the industrial elements, adding warmth to the minimalist design.
A standout feature of the redesign is a curved steel and glass wall separating the bedrooms from the living areas. This curve softens the apartment’s otherwise linear forms, introducing movement and fluidity to the space.
The neutral, monochromatic color palette allows the materials’ natural textures to shine, while bold accent colors from select furniture and art pieces add energy. The thoughtful curation of artwork complements the minimalist tone, turning the apartment into a living gallery.
